Terms and Conditions


1. Deposit Policy

The guest will be charged a deposit of 50% upon booking (refundable outside of 30 days of arrival) with full payment required 30 days prior to arrival.

Multiple room bookings will require a 50% non-refundable deposit to secure these rooms.

Any bookings that we are unable to process will unfortunately be cancelled.

Bookings over Easter, 17th December- 31st January , All Northern Rivers Festivals are min 4 night stays and require 100% payment upon booking and are non-refundable. Public Holiday Long weekends also require 100% payment upon booking and are non-refundable.

2. Cancellation Policy

Cancellations must be received no later than 30 days before arrival in order to be refunded. For stays from December 17th – January 31st, Easter, All Northern Rivers festivals and Public Holiday long weekends 100% payment is required upon booking and all are non-refundable.

3. Credit Card Payments

All Master card and Visa transactions will incur a 2% credit card surcharge. All American Express transactions will incur a 3% credit card surcharge. Any bookings that we are unable to process will, unfortunately, be cancelled.

4. Check In & Check Out

Checkin is only available from 2-5 pm. Please contact us with your estimated time of arrival as we do not have a reception desk and greet all guests on arrival. If you plan to arrive later than 5pm please contact us for instructions. Check out is 10 am.

5. Pre-authorisations

Guests will be required on check-in to sign a form to authorise a pre-authorisation payment of $300 per room which will be held until the guest has checked out in the event of any damages to property or in the event, your behaviour impacts on other guests stay and we are forced to refund their stay due to your actions.

6. Adults Only

We have a strict policy of no guests staying who are under 21 years old.

7. Only guests staying are allowed on the property

If we find guests not staying on the property they will be asked to leave immediately. We are a small guesthouse and guests stay for the peace and quiet, please respect that.

8. No noise policy and mobile phone use

We ask that you be mindful and respectful of other guests when coming and going from the property. We are a guesthouse, not a hotel and slamming doors, high heels, loud noises greatly affect other guests stays with us. If you must use your mobile please do not do so in communal/public areas of the property and remember no one wants to hear your conversations. If you cannot respect this policy we will ask you to leave and you will not only forfeit your pre- authorisation but the remainder of your stay.

9. Strictly no smoking or vaping

You will be required to pay the fire station call out fee if you activate the smoke alarms.
